Fortuitously, Butterley Hall fell vacant and in 1790 Outram, with the financial assistance of Francis Beresford, bought it and its estate.

The two-storey, attic-gabled eight-bayed house was built in the late 18th century for the Home family but was sold in 1790 to Francis Beresford for occupation by Benjamin Outram founder of the Butterley Company.
Finally in 1844 it built the Erewash Valley line as far as Pinxton in 1847, with a link to the Butterley Company's own railway at Codnor Park in 1849.
One of the horizontal tunnels departing from the tunnel at this point used to run to the Butterley Company's Butterley Carr Pit which opened in 1812 and loaded its coal directly into narrow boats at the underground wharf.
