Rich and famous oilmen such as Marland, Frank Phillips, L. E. Phillips, Waite Phillips, and William G. Skelly stood in the shade of the Elm tree and bid in the auctions.
Among his most famous works were Spanish Colonial Revival Style architecture buildings in the 1920s for Kansas City developer J.C. Nichols and Oklahoma oilman Waite Phillips.
Beginning in 1922, Waite Phillips, an oilman from Tulsa, Oklahoma also assembled a block of land on the Maxwell Land Grant.
Waite Phillips and his identical twin brother Wiate were born near Conway, Iowa to Civil War veteran Lewis "Lew" Franklin Phillips and Lucinda Josephine "Josie" Faucett Phillips.

To support themselves, they worked a variety of jobs in fields such as railroad building, mining and lumbering, and spent one winter trapping fur animals in the Bitterroot Mountains.

It was designed by Edward Buehler Delk and financed by renowned oilman and dedicated philanthropist Waite Phillips (1883–1964).
Some of the land in the townsite was purchased by Waite Phillips in the 1920s and Phillips later donated it to the Boy Scouts of America and it became part of the Philmont Scout Ranch.
